Thermal Imaging Is a Screening Tool

Thermal imaging does not see through a roof membrane and does not directly measure moisture. An infrared camera records surface temperature patterns, which can be affected by sunlight, wind, weather, roof materials, surface color, insulation construction, and the timing of the inspection.

For this reason, a thermal anomaly should not automatically be interpreted as confirmed moisture or a roof failure. Suspect areas should be investigated with appropriate follow-up methods, which may include moisture meters, core sampling, visual inspection, or evaluation by a qualified roofing professional.
